How the yield is calculated

Purchase price + 1% stamp duty + legal/conveyancing fees €225,000 + €2,250 + €2,750 = €230,000 invested
Estimated annual rent midpoint − annual operating costs €18,600 − €4,340 = €14,260 net income

Annual operating costs: letting/management €1,860 · maintenance reserve €930 · vacancy allowance €775 · insurance €400 · Local Property Tax €335 · RTB registration €40.

Net annual income ÷ total cash invested €14,260 ÷ €230,000 = 6.2% net yield

Yield is unlevered: it excludes mortgage costs, which affect monthly cash flow rather than yield.

Renovation costs vary by property, so they are flagged as a separate adjustment rather than baked into the headline yield.

How do I send listings?

Forward a Daft alert email or paste in Daft and MyHome listing links. Send one property or a full batch, and the ranked shortlist comes back by email.

I have several saved searches. Do I forward several emails?

Yes, forward them all to your YieldWatch address. We combine everything, remove duplicates, and score it as one ranked shortlist.

How is net yield estimated?

Estimated rent is shown as a range based on official RTB rental data. The model then includes stamp duty, legal fees, letting and management, maintenance, vacancy, insurance, Local Property Tax and RTB registration. Every input is visible.

Where does it work?

YieldWatch works with residential Daft and MyHome listings anywhere in Ireland. The listings come from your own searches, so coverage is not limited to a fixed watchlist.
